No January Blues Here As The Property Market Gets Off To A Strong Start.

Christmas seems a lifetime ago in the World of Estate Agency.

We've long since eaten our substantial amount of chocolate and got back into work after the break.

We had a very busy December overall with our Elland office alone agreeing 50% more sales than in December 2015.

Sales.

Stock levels are still comparatively low compared to the height of the market which is having a positive effect on prices.

Since the start of the year we have booked many viewings and offers on properties for sale, are coming in at a great pace and being agreed.

We are seeing a particular demand in the middle of the market for house types like 3 bedroom semi's.

Latest national statistics report First time Buyers are at a 13 year high which will definitely help influence further up the property ladder and keep people moving.

Good quality smaller homes are in demand for these first time buyers too with those that need no additional outlay spending on them particularly popular. Buyers short of time and extra money have high expectations on presentation and value.

There are still concerns over the uncertainty of Brexit but these haven't shown too much of an impact on property transactions. "Plenty of people locally still have a strong desire to move and will look to do so regardless.

Getting the best price and advising you on how you can do that is something we have honed for many years and this is particularly paramount when prices are strong. We spend a lot of time negotiating on our vendors purchasers for them to ensure they can move forward and the figures work for all parties.

Lettings.

The lettings market and landlords have had a tough time of late with new government legislation announced last year which definitely put the cat amongst the pigeons.

The buy-to-let market was dominated by April’s stamp duty change, no coincidence then that our March 2016 auction was our busiest ever as landlords looked to buy before the changes took place.

This is backed up by data from the Council of Mortgage Lenders which showed more than triple the amount of mortgages arranged in March 2016 compared to March 2015.

There are more changes due for landlords ths year in the form of tougher affordability checks for buy-to-let mortgages and the beginning of the withdrawal of tax relief on mortgage interest.

It is definitely not a gloomy picture overall for the lettings market though!

There is strong demand for tenants, in fact over two thirds of our registered applicants looking for homes have registered since we returned from the Christmas break! This means we have already rented out many properties and our team have carried out well over 400 viewings in only 3 weeks!
