Bramleys is one of the largest independent property management agencies in the area taking care of around 900 properties.
We offer a comprehensive yet highly flexible property management solution and whilst clients are free to select from our three main propositions, more bespoke packages are available on request.
All of our landlords are different. Some wish to have a hands on approach with their investment property, whereas others prefer to have it fully managed.
This is why we offer a range of tailored packages to our clients to make the rental journey as easy as possible.
The Tenant Find Only Service is aimed at the landlord who is prepared to commit a high proportion of energy, time and resources on the day-to-day operation of their let. Providing a full start-up service, Bramleys will ensure that all necessary details have been taken care of and the tenancy gets under way as smoothly as possible.
This option is our mid-range service and is ideal for the landlord who lives fairly close to the property and is able to handle the day to day maintenance of their property, but wants an agent to handle the legal side and collect the rent.
Aimed at those who require a complete management service and do not wish to be involved with the day-to-day running of their let. Basically, Bramleys take care of everything from initial marketing of the property to finding suitable tenants, all safety checks, setting up the rental agreements, collecting the rent, periodic condition inspections and organisation of any repairs.
We will arrange for one of our experienced valuers to meet you at your property.
After looking around we will discuss with you the best way to market your property, assessing recent comparable evidence and considering current market conditions. We will advise you on the legal requirements to enable your property to be rented out.
Once you are ready to let your property, we will arrange a marketing appointment with you to take the photographs and produce the floorplans to create your brochure. An Energy Performance Certificate (EPC) rated E or above is required to market your property to let, Bramleys can arrange this on your behalf.
We require two forms of identification for each legal owner together with our signed contract in order to market your property.
Prior to listing your property, you will be sent a copy of the letting’s particulars for your approval. The listing will go live on all property portals and will be shared on social media. One of our dedicated property managers will contact you to introduce themselves and will be your main point of contact throughout the process.
Bramleys utilise the latest technology to best show your property to prospective tenants. We will undertake viewings on your behalf to find the most suitable tenants.
Viewings will take place resulting in offers. We will discuss these with you and advise you of the situation of each potential tenant for you to make your decision.
We will send you a copy of all the paperwork for your safe keeping, register the bond with the relevant bond scheme, rents less our fee will be swiftly paid to you and clearly detailed on a statement for your records. Utility companies will be notified of the tenants details and meter readings.
